Many buyers don’t care about a high-tech bathroom with all the upgrades. They’d rather have that money put towards a kitchen or backyard renovation.
So the next time you think about how amazing a steam shower or heated floor would be in your bathroom–think twice if you want to recoup that money when you sell.

Home prices in 2023
Wondering what home prices will look like in 2023?
Well, they’re expected to fall. On average, home prices will decrease 7% this year.
This is due to a decrease in buyer demand due to rising interest rates and inflation. Because the demand has gone down, home prices have responded by falling.
But take this into perspective: since February of 2020, home prices have soared 42%. That kind of makes a 7% fall in prices seem like a drop in the bucket.
Right now, we’re seeing the market rebalance and that means that home prices will come down a bit while buyer demand also decreases.
But it’s still a great time to sell and to buy! Homeowners are in a better spot to sell now than before 2020 and buyers will have a much easier time compared to buying in the past couple of years.

Your mortgage’s interest rate might seem like a black box–you know what comes out of it (your interest rate) but what happens to even get that number?
When deciding your mortgage rate, your lender will look at 4 key things. First, they’ll look at your credit score and your down payment. The better your credit score and the more you have to put down, the lower your interest rate will be.
This is why it’s super important to save for your down payment and focus on building your credit score before buying.
Your mortgage rate will also depend on the type of loan you get and the term of your loan. Some loan types, like the VA or USDA loan, have low interest rates as a feature of the loan. A shorter loan term will also lower your rate.

A homeowner binder is an organized collection of the important documents and pieces of information about your house.
If you’re like most people, these tidbits are probably floating around in your email inbox, or your junk drawer, or your head.
Having everything spread out like that makes it hard to find what the paint you used 5 years ago in the dining room was or who put in your floors all those years ago.
My recommendation: avoid the scramble for your home’s info and put together a homeowner binder.
Here’s a few things you should be sure to include:
- Repair receipts
- Paint colors
- Flooring names
- Names of contractors
- Insurance info
Once you have your binder put together, you’ll have an amazing resource for yourself and for future buyers!
