First-timers, this one's for you!
When you’re going through the homebuying process for the first time, your head is likely swimming with a million different pieces of advice. It’s a lot to keep track of, so let me sum it all up for you. Find an agent that you trust! When you trust your agent to guide you through the home buying process, your life will be so much easier. You’ll know that you can rely on their advice, their knowledge, and their experience. Trust is one of the most important things when you’re buying a home. If you don’t trust your agent to have your back and advocate for you, the process will be much more challenging than it needs to be. That’s why I always recommend that buyers interview at least 3 agents before selecting the one. If you go through that process, you’re sure to find an agent that you like and can trust. . . . #realestatetip #grandjunction This is going to be a hard one!

These 4 factors determine your home’s value, and as a result, what your home will sell for. So let’s go over the factors! 1. Size: In most cases, the bigger the home, the more it’s worth. 2. Age and condition: If your home is brand new, it will be worth more than an older, more run down property. But don’t despair if your home is older–some buyers look specifically for older homes. 3. Updates and upgrades: Upgrading your home’s features, like a kitchen renovation, will almost always boost your home’s value! 4. Neighborhood comps: Your home’s value is also dependent on how much similar homes (called comps) in your neighborhood are selling for. A lot goes into your home’s value–much more than just how many bedrooms and bathrooms you have! Your agent will use your home’s value to price the property, but they’ll also use some other strategies to make sure your home is priced correctly for the market. . . . #realestate101 #coldwelldistinctiveproperties Homebuyers, listen up! If you don’t know about these 5 tips, you could be making big mistakes in your home buying journey.
First, before you start looking at homes, make sure you find the right neighborhood because where you live will make a big impact on the quality of your life. When you’ve found the home you love, send the right first offer. Your agent will help you through this process. Next, don’t skip getting a home inspection. This is a crucial part of the closing process! At this point, you’ll also need to put money down for closing costs, so make sure you have that money saved before you start the house hunt. These closing costs are in addition to your down payment. Lastly, always, always rely on your real estate agent! Your agent has been through the process countless times and has all of the experience and knowledge you need to be successful in buying a home. . . . #westslopebestslope #coldwelldistinctiveproperties Congrats to these two lovebirds + Mr. Max! When you start telling people that you’re planning to buy or sell a home, it seems like everyone has an opinion.
You’ll hear about “tricks” from your friends, what to avoid from your family members, and some crazy conspiracy theories from that one uncle. But if you really want to succeed in the real estate process, you’ll want to stay away from that information. Even if your friends and family have good intentions and just want to help you, a lot of the information could be false and set you up for failure. Instead, get your real estate advice from someone who lives and breathes real estate, someone who really knows their stuff (and has the certificates to prove it!). Whether you’re currently one of my amazing clients or not, I can provide you with professional advice on buying and selling. Just send me a DM! . . . #coldwelldistinctiveproperties #iamgrandjunction I want to know–why do you love where you live?
